CLIENT SERVICE AGREEMENT & LIABILITY WAIVER

  1. SERVICES PROVIDED

Steam Theory Group LLC. agrees to provide professional services as scheduled. Clients must provide access to the property at the agreed-upon time.

  1. LIMITATION OF LIABILITY (ORDINARY NEGLIGENCE)

In accordance with Maryland law, Steam Theory is not liable for “ordinary negligence” resulting in minor property damage or wear and tear to unstable, aged, or improperly installed fixtures (e.g., loose shelving, leaking faucets). Total liability for any claim is capped at the total cost of the service provided.

  1. PRE-EXISTING DAMAGE & HIGH-VALUE ITEMS

Steam Theory is not responsible for damage to items that were fragile, cracked, or improperly installed prior to service. Clients must notify Steam Theory of any single item valued over $1,000 (e.g., fine art, antiques). We reserve the right to decline cleaning such items.

  1. REPORTING WINDOW

All claims for damage or service dissatisfaction must be reported in writing to Steam Theory within twenty-four (24) hours of the service completion. Failure to report within this window constitutes a waiver of the claim.

  1. PET & OCCUPANT SAFETY

Residential clients must secure all pets. Steam Theory is not liable for pets that escape or are injured while unsecured. Commercial clients must ensure the work area is clear of unauthorized personnel during service to prevent slip-and-fall accidents.

  1. MARYLAND INSURANCE COMPLIANCE

Steam Theory maintains General Liability insurance of at least $500,000 per occurrence, meeting or exceeding the 2024 Maryland state minimum requirements for professional contractors.

By booking services, the Client acknowledges they have read, understood, and agreed to these terms.
